  1. What kind of pets do you allow?
    Domestic dogs, cats and birds are accepted with pet deposit/fee. Prohibited breeds: American Pit Bull Terriers, Rottweilers, German Shepherds, Staffordshire Bull Terrier, Doberman Pinchers, Wolf-dog hybrids, Alaskan Malamutes, Great Danes, and Chow Chows are not accepted. Veterinarian records are required.

  4. What are your fees and monthly charges?
    Application fee: Single Application $35.00 (Joint $50.00 for Married Couples) + $75.00 Non-Refundable Administrative Fee and $125.00 deposit required to apply. Monthly fees include rent, water/sewer/ street user fee/pest control and applicable pet rent. $25.00 trash valet service charged monthly.
  5. What are the income and credit qualifications?
    Three times the rental rate, plus good credit, no criminal background and no negative rental history or eviction. See our full Qualifying Criteria under Apply Now.
  6. What is acceptable “proof of income” to sign a lease?
    Pay stubs, W-2, written and signed employment verification.
  7. What happens if I qualify for an apartment, but my roommate does not?
    Would need a co-signer making 4X rent and good credit and criminal background.
  8. Is my security deposit totally refundable?
    Yes, provided the apartment is left in acceptable condition as stated in the lease contract.
  9. If I get a job transfer, can I break the lease?
    There would be penalties associated with breaking the lease. Please contact Management for more information and details.
  10. Can I change to a month-to-month lease plan after my first year?
    Yes, at Market Rent + $100 month to month fee.
  11. What utilities are included in my lease?

    6-15 months
  13. Do you accept leases for short terms?
  14. Am I required to have renter's insurance?
    Yes, with $100,000 liability.
  15. Do you offer furnished apartments?
    We do not offer furnished apartments, but we can refer you to third party companies that can assist you.
  16. Do you offer corporate apartments?
    We do not offer corporate apartments, but we can refer you to corporate companies that can assist you.
  17. If something needs to be repaired in my apartment, how do I report it?
    You must submit a service request by using our website, calling the office at 361-906-2272, or coming by the office to have a service request completed.
  18. When is my rent payment due?
    1st day of the month.
  19. What day of the month am I liable for a late charge?
    4th day of the month.
  20. Will you accept electronic payments from my bank?
    You may pay your rent on line and set up electronic payments by using the pay on line tab on our website, which will direct you to Paylease.
  21. Is there a place where I can pay my rent after office hours?
    Online with Paylease located on our website.
  22. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes, 3 consecutive days only... longer must be approved by the Manager.
  23. Do you have reserved parking?
  24. I have a motorcycle, where can I park it?
    In the parking lot in any available parking space.
  25. My children live with me in the summer; do I need to notify your office when they arrive?
    Since your children will be living with in the summer they should be added to the lease contract as occupants at the time you apply to live at our community.
  26. Can I install my satellite dish at my apartment?
    Please contact Management regarding rules and regulations related to satellite dishes.
  27. Do you have cable services?
    Cable ready, depending on the location of your unit you will be referred to Grande Communications or Time Warner Cable.

  32. Are residents permitted to paint their apartment?
    With management approval plus the apartment must be returned to the original color prior to moving out or their will be a charged assessed at move out for re-painting the apartment to the original color.
  33. Will you accept my delivery packages for me?
  34. Do you have a list of Preferred Employers?
    Yes, to include Law Enforcement, Military Personnel, Students and Teachers. Please inquire at the Management Office for details.
  35. How is your property different from the competition?
